Qualifications and Experience:

Investment Summer Analyst New York, NY

Link is looking for a current junior (rising senior) who would be interested in a real estate internship on our investments team in NYC this upcoming summer. Summer interns will have the opportunity to become exposed to a number of markets and properties across the industrial spectrum and can expect to have close interaction with a tight-knit investments team.

Summer interns will be expected to provide support to full time investment analysts and associates across all aspects of the new deal underwriting, due diligence and closing processes, including: reviewing iterations of purchase agreements and leases, tenant credit evaluations and financial due diligence, property tours and tenant interviews, tenant industry research and evaluation, site diligence on structural, environmental, zoning, etc. conditions, preparing investment models and investment committee memorandums, completing market research, creating management presentations and maintaining real estate sale and lease comparables for selected markets.

Analyst Intern – Asset Management (Fall 2019) Costa Mesa, CA

The Analyst Intern – Asset Management will be responsible for performing a myriad of ad-hoc analytical duties associated with operating a large and growing portfolio of industrial properties. The position will largely be project-based and duties may include performing due diligence tasks related to property acquisitions, dispositions and financings; providing various analyses for asset managers and leasing agents; assisting with the preparation of annual budgets and quarterly reforecasts; defining and tracking operational metrics for the portfolio; and the preparation of quarterly board presentations.

As the Analyst Intern, one is held accountable to, however not limited to, the following job functions:

  • Assist with company-wide asset management initiatives.

Job Summary

The Vice President will be based in Costa Mesa, CA and will be a key member of the industrial portfolio’s asset management team responsible for influencing, advancing and executing on the platform’s strategic plan, objectives and initiatives.

Essential Job Functions

  • Lead efforts to successfully implement the business plan for each asset. These activities may include:
    • Analyze and negotiate leases and other revenue agreements either directly or overseeing third party property managers and leasing brokers;
    • Negotiate maintenance and other contracts related to the operation of the assets;
    • Develop and approve annual and quarterly budgets as required;
    • Review, approve and provide oversight on capital projects;
    • Transition of assets into and out of the portfolio including supporting acquisitions, completed developments, and dispositions; and
    • Monitor tenant satisfaction and ensure that the real estate is meeting the business needs for each tenant and their employees
  • Monitor overall portfolio performance including: NOI, cash flow, asset values and progress towards achieving asset strategies
  • Build strong broker relationships in assigned markets to identify trends, track tenant activity and maintain high occupancy
  • Ensure that the senior management team is aware of significant market-level issues and opportunities that will materially impact the business
  • Proactively establish and maintain visibility and relationships among key industry players. This includes establishing a network with peers, competitors and vendors
  • Thoroughly understand the dynamics of the portfolio, including market characteristics, supply/demand trends and participants
  • Support in the vetting, underwriting, due diligence investigation and onboarding of new portfolio acquisitions

Qualifications

Regional Lease Administrator Fort Washington, PA

Qualifications and Experience:

  • Bachelor’s degree or Paralegal Certificate is required with commercial real estate experience in lease administration, real estate accounting or property management.
  • A minimum of 3 to 5 years related experience in the real estate industry and hands-on experience in lease administration interpreting lease agreements, preferably in commercial real estate.

Responsibilities:

  • Responsible for the day-to-day functions of lease administration, including but not limited to lease abstraction, review of existing and new lease reoccurring charges to ensure accuracy, percentage rent, CPI rent escalations, and tracking/monitoring critical lease dates.
  • Review new leases, amendments, assignments, terminations and other lease documents – prepare and/or review accurate and detailed lease abstract including all critical dates and financial requirements.
  • Track progress of new leases, amendments, renewals, notices and other time sensitive documents.
  • Review and process lease documents and circulate to accounting department for approval and posting of monthly recurring charges and any miscellaneous billings/adjustments related to rent.
  • Review and analyze existing lease documents for critical lease terms, dates and resolution of lease compliance issues.
  • Coordinate and follow up with the Asset Managers and/or Property Managers regarding the verification of building SF, unit changes, rent commencement, move-in/out forms, major tenant information, and other portfolio issues.
  • Follow up with Asset Managers monthly to determine what tenants are vacating or holding over each month.
  • Partner with Asset Management to monitor critical lease dates and issue notices relative to renewals, expansions, etc.
  • Monitor CPI Increases as needed for specific Tenants when they become due.
  • Maintain the integrity of the lease abstract database and coordinate all aspects of the lease administration process.
  • Partner with Construction/Project Management and Property Management Departments on TI projects to monitor critical dates for lease compliance and triggering of lease commencement/rent commencement.
  • Regularly review standard reports and customized integrity reports to ensure accuracy of lease data and accounting records.
  • Coordinate with Property Management Department to obtain tenant’s initial Certificate of Insurance for leased premises.
  • Manage tenant name and/or address change requests by reviewing and interpreting lease provisions and preparing necessary documentation.
  • Prepare correspondence as needed in conjunction with the processing of lease documents.
  • Work on special projects that may arise within the Lease Administration department.
  • Interact and work closely with Asset Management, Property Management, AR/Collections, Construction and Accounting. This position reports directly to the Lease Administration Manager.

Lease Analyst Fort Washington, PA

Qualifications and Experience:

  • Bachelor’s degree in Finance, Accounting, Business or related field is required. A concentration in business or real estate related field preferred.
  • A minimum of one to five years related experience in the real estate industry and hands-on experience in lease administration

  • Generate recurring monthly charges and direct billable charges
  • Complete daily application of tenant payment, monitoring tenant account details for non-payments, delayed payments and other irregularities
  • Furnishes and/or coordinates various report statuses on a weekly and monthly basis
  • Coordinate the completion of annual common area maintenance expense reconciliations and the annual budgeted estimate recalculations, ensuring all billings are in accordance with the lease provision
  • Analyze and interpret lease provisions and advise Property Management and Accounting departments
  • Coordinate with Leasing Department to obtain tenant’s initial Certificate of Insurance for leased premises. Obtain and maintain annual renewals from tenants
  • Serve as support to the Operations and Accounting departments for system entries that originate within the PM (Yardi) or CM (MRI) module of the system of record
