Regional Controller Fort Washington, Pennsylvania

SUMMARY

The Regional Controller is responsible for the review and overall quality of accounting reporting and data analytics. This position is based out of the LINK office in Fort Washington, Pennsylvania.

 ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Prepare reports which summarize business activity and financial position based on past and present operations.
  • Review and validate budgets and forecasting.
  • Provide management with current financial status including budget to actual and same store variance analysis.
  • Validation of leasing matrix, statistics, activity, and occupancy.
  • Respond to ad hoc requests or questions from management in a timely manner.
  • Knowledge holder and bridge between Accounting, Operation, Asset Management, Data Analytics, and Reporting teams.
  • Hold other departments accountable for deadlines and sign offs.
  • Be able to troubleshoot, resolve issues, and streamline the operational process.
  • Present positive image and enjoy communicating with different departments.
  • Supervise, train and guide accounting analysts and associates for your region.

REQUIRED EDUCATION & EXPERIENCE

  • BA/BS required, Accounting or Finance degree preferred.
  • CPA/MBA preferred.
  • 5+ years’ experience, real estate experience preferred.
  • Public Accounting experience a plus.
  • Detail oriented, analytical, strong organizational skills, proven ability to meet deadlines, works well under pressure and possess the ability to manage people and time efficiently and prioritize effectively.
  • Able to analyze large amounts of data and be able to summarize and interpret to Asset Managers, Property Managers, and management.

Portfolio Controller Fort Washington, Pennsylvania

SUMMARY

The Portfolio Controller is responsible to oversee the financial reporting for a variety of portfolios. This position is based out of the LINK office in Fort Washington, Pennsylvania.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Review monthly variances and work papers.
  • Review and approve all settlement statements prior to closing.
  • Ensure that all acquisitions and dispositions once final are recorded accurately and in a timely manner.
  • Provide rent, CAM and expense prorations for settlement statements as needed.
  • Oversee coordination of information from Accounting to Operations Team.
  • Coordinate monthly and quarterly deliverables to clients.
  • Address any questions provided by supervisor or clients on assigned portfolios in a timely manner.
  • Coordinate flow of information for internal and external auditors.
  • Work with Lease Administration and property management as needed on tenant audits.
  • Work with Accounts Payable to ensure payments of any vendors as needed.
  • Work with IT to resolve any technical issues.
  • Establish monthly reporting calendar ensuring deadlines are clearly documented and met.
  • Ensure that CAM reconciliations are accurate and that the company is being reimbursed for expenses as allowed by each lease.
  • Hiring of staff as needed.
  • Communicate departmental policies and procedures to staff.
  • Provide training and guidance to staff as needed.
  • Ensure timely reconciliation of all cash accounts.
  • Ensure proper classification of all assets for reporting and depreciation purposes.
  • Review of leases and straight-line rent of tenants on assigned portfolios.
  • Reviewing any tenant terminations and ensures assets are properly reflected.
  • Coordinate any special projects as the need arises.

REQUIRED EDUCATION & EXPERIENCE

  • BA/BS required; Accounting degree preferred.
  • CPA/MBA preferred.
  • 6+ years’ experience working in real estate or with real estate related companies.
  • Public Accounting experience a plus.

Vice President, Construction Irvine, California

SUMMARY

The Vice President of Construction is responsible for the execution and delivery, and subsequent reporting, for all tenant improvement, make-ready and building reposition/renovation work for the NE region’s 55MM SF (and growing) portfolio. Responsibilities include working with the AM team and third parties to develop design specs, space plans, budgets and timelines for the above work. The VP of Construction will oversee/manage the third parties (property managers, project managers, vendors and GCs) to ensure the timely delivery of the work, under the agreed budget. This position is based out of LINK’s office in Ft Washington, PA.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Review letters of intent, lease proposals and lease drafts to ensure feasibility of lease related construction projects.
  • Prepares preliminary budget estimates, developing detailed schedules and budgets ensures completion in accordance with the lease and preparing periodic summary and variance reports.
  • Project management responsibilities include, but are not limited to, the following:
    • Review plans and construction drawings for accuracy and value
    • Assist and manage the third-party property management team in charge of the following:
    • Administer bid process
    • Conduct pre-construction kick-off meeting
    • Distribute building rules and regulations
    • Monitor all aspects of construction (scheduling, budgeting, and communications) to ensure quality completion on-time and on-budget
    • Advise and support engineers in overseeing work performed/ contracted by tenants
    • Ensure that property engineering (MEP’s) is completed as necessary on all projects
    • Maintain a project file for each construction job with relevant documentation
    • Support move-in process as necessary
  • Ensure each property receives all close-out materials and follow up on survey issues in conjunction with other team members.
  • Approve payment of invoices as appropriate based on project plan, escalate where necessary and provide communication to appropriate management.

  • Must have minimum 10 yrs. of experience in the construction industry.
  • Bachelor’s Degree required.
  • A strong comfort level with Microsoft Office, familiarity with project planning software, and the ability to quickly learn new computer systems is required.

  • Ability to multi-task and prioritize is necessary.

Transactional Accountant Fort Washington, PA

SUMMARY

The Transactional Accountant assists with property & portfolio dispositions and provides due diligence support within 24 to 48 hours after requested. The Transactional Accountant validates and compiles due diligence information being provided to buyers, assets managers, and third-party contacts. This position is based out of the LINK office in Fort Washington, Pennsylvania.

 ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Prepares sale prorations files that allocate buyer and seller expenses.
  • Follows up with various teams to obtain approvals and answers to due diligence questions.
  • Preparation of disposition entries to post after property or portfolio sale.
  • Helps reconcile property expenses between buyer and seller 30 – 120 days after sale.
  • Assistance with ad-hoc projects/cross training.

Summer Investment Analyst New York, NY

Link is looking for a current junior (rising senior) who would be interested in a real estate internship on our investments team in NYC this upcoming summer. Summer interns will have the opportunity to become exposed to a number of markets and properties across the industrial spectrum and can expect to have close interaction with a tight-knit investments team.

Duties & Responsibilities:

  • Review and screen commercial real estate investment opportunities.
  • Assist in the financial analysis and underwriting of potential investments.
  • Develop transaction specific financial models for real estate investments.
  • Periodically revaluate existing assets using discounted cash flow and sales comparable analyses.
  • Research and analyze market statistics.
  • Assist asset managers in all aspects of portfolio operations, including leasing, developing property budgets, and formulating long-term asset strategies.

Construction Analyst Fort Washington, PA

Summary

The Construction Analyst is responsible for providing data information reports to the construction management team and to senior company management. The ideal candidate will take ownership of the data flowing through their designated region and communicate information to construction, accounting, and overall company management teams. This position is based out of the LINK office in Fort Washington, Pennsylvania.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Clearly articulate and communicate how capital dollars are being spent and provide information that will allow company to make better decisions and improve upon budgetary decisions.
  • Consistently adapt to new aspects in construction and operations reporting and assess methods to improve reporting.
  • Acquisitions related work:
    • Analyzation of PCA reports, roof reports, and investment models for acquisitions
    • Report to reflect capital needs from acquisition
  • Invoicing Responsibilities:
    • Following up with CM to ensure project completions, proper close outs in Yardi

Summary

The AVP – Reporting & Analytics role is responsible for the oversight and completion of the Reporting and Analytics Group’s day to day activities. This position is based out of the LINK office in Fort Washington, Pennsylvania.

SUMMARY

The Revenue Analyst is responsible for identifying tenant risk from a financial perspective, engaging in tenant relations, resolving tenant relations disputes, as they relate to billings or payments, and ensuring LINK receives tenant payments and records these transactions accordingly.   • Researching Lease in order to determine default/ late fees and steps required to enforce.
  • Reaching out to tenants who have cash flow issues to figure out how to handle, such as termination, or devise a payment plan.

QUALIFICATIONS AND EXPERIENCE:

  • Bachelor’s degree required.
  • A minimum of 2-3 years related experience in the commercial real estate industry and hands-on experience in receivables, revenue management and collections.
  • Solid computer skills with proficiency in MS Word, MS Excel, and MS Access (or a similar database application) required. Yardi experience a plus.

Senior Regional Lease Administrator Fort Washington, PA

Immediate need for Senior Regional Lease Administrator in any Link office nationwide, preferably Fort Washington, PA – remote work a possibility depending on location. 

SUMMARY

The Senior Regional Lease Administrator is responsible for the daily Lease Administration functions within their designated Region and will assist with other Regions, as needed. The SRLA will liaise with our 3rd party offshore Accenture Team to ensure the accuracy of new data input into Yardi and will work to preserve the integrity of the existing data in Yardi.   • Reviews all new lease documentation and ancillary documents received for their Region to confirm accuracy.
  • Works closely with 3rd party offshore Accenture Team to review new lease documentation entered in Phases I and II to various sections within Yardi.
  • Monitors all Leases that have Landlord Work requirements to be completed prior to delivery of the premises or another component in order to commence rent (i.e. gov. approval, permit, CO, etc..). Review monthly reports submitted to Construction with all Construction- In-Process (CIP) leases to confirm estimated completion and delivery dates.
  • Finalize review of lease documents to activate the lease in Yardi and send Commencement Date Agreement to tenant upon rent commencement.
  • Work closely with Accounting on any rent changes and make updates as needed.
  • Partner with Property Management to confirm tenant move-in when a new lease or amendment is executed.
  • Monitor all upcoming Lease Expirations to confirm monthly and quarterly tenant move-outs with Property Management and Asset Management Teams.

QUALIFICATIONS AND EXPERIENCE:

  • Associates or bachelor’s degree in business, Accounting, Finance or a Paralegal Certificate.

  • Capital expense controls play a critical role in the performance of LINK Industrial’s value- add services to The Blackstone Group Inc. As such, the Regional Construction Manager plays an important role in the overall performance of LINK Management as well as the BREIT, BREP, and BPP funds. Accurate project forecasting and planning followed by diligent follow through are a necessity to accurately executing against plan so that Blackstone’s Industrial portfolio can consistently work within the guidelines that are set in prior months.
  • The understanding and expertise of building systems is essential to support the asset management and property management teams. As unique property issues arise, those teams will rely on the RCM to provide guidance and creative problem-solving to form a solution to the problem at hand.
  • The RCM should provide budgetary guidance to the acquisitions teams to help with deal creation and overall understanding of total cost and project schedule.
  • Be the primary point of contact for Contractors and 3rd party Project Managers regarding project related issues.

The Real Estate Accounting Manager is responsible for preparing monthly individual and/or consolidated financial statements and work papers for assigned portfolios. Regional Lease Administrator Fort Washington, PA

SUMMARY

The Regional Lease Administrator is responsible for handling the daily Lease Administration functions within their designated Region and will also assist with other regions, as needed. The RLA will liaise with our 3rd party offshore Accenture Team to ensure the accuracy of new data that is input into Yardi and preserve the integrity of the existing data in Yardi. This position is based out of the LINK office in Fort Washington, Pennsylvania.

 ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Reviews all new lease documentation and ancillary documents received for their Region to confirm accuracy.
  • Works closely with 3rd party offshore Accenture Team to review new lease documentation entered in Phases I and II to various sections within Yardi.
  • Monitors all Leases that have Landlord Work requirements to be completed prior to delivery of the premises or another component in order to commence rent (i.e. gov. approval, permit, CO, etc..). Monthly reports submitted to Construction with all Construction in Process (CIP) leases to confirm estimated completion and delivery dates.
  • Finalize review of lease documents to activate the lease in Yardi and send Commencement Date Agreement to tenant upon rent commencement.
  • Work closely with Accounting on any rent changes and updates needed.
  • Partner with Property Management to confirm tenant move-in when a new lease or amendment is executed.
  • Monitor all upcoming Lease Expirations to confirm monthly and quarterly tenant move-outs with Property Management and Asset Management Teams.
  • Review first drafts of new lease documentation and provides comments or changes on material terms and determine if any existing provisions should be deleted in the new subsequent document.
  • Notices received for Option Renewals, Terminations, ROFO and ROFR will be reviewed for accuracy (and timeliness) and thereafter, disseminated to Asset Management and Property Management prior to processing
  • Upon request, assists all departments within their Regions by reviewing and interpreting lease language for various reasons (i.e. Dates, Rent, Security, TI Allowance applications, etc.)
  • Review of Estoppels, License Agreements and any other ancillary documents requested by the Transaction Analyst Team and/or other departments and provide comments to all key terms contained within these documents.
  • Work with Treasury and/or Property Management when requested with Letters of Credit expiring to confirm the amounts and expiration dates.
  • Monitor Security Deposits to ensure the amount of record is in accordance with the current lease document.
  • Handles all incoming tenant correspondence and monitoring of Region and Lease Administration inboxes for daily Tenant emails and other department requests.
  • Handles all Notice Address changes in Yardi (after review of the Lease documents.)
  • Maintains the Lease Activity Report (LAR) for all new Lease Activity, ROP – return of possession, CDA – commencement date agreements, Acquisitions – new acquisitions pipeline.)
  • Partners with the Sr. Acquisitions Analyst for “90-day download” on New Acquisitions to familiarize themselves with the newly acquired property within their Region.
  • Monitor monthly Options and Terminations within their Region and send out appropriate email to the Regional group with details on upcoming Options and/or Termination Rights, along with automatic Options that will need to be processed on a monthly basis.

Qualifications and Experience:

  • Bachelor’s degree or Paralegal Certificate is required with commercial real estate experience in lease administration, real estate accounting or property management.
  • A minimum of 3 to 5 years related experience in the real estate industry and hands-on experience in lease administration interpreting lease agreements, preferably in commercial real estate.
  • Solid computer skills with proficiency in MS Word, MS Excel, and MS Access (or a similar database application) required. Yardi experience preferred.
  • Detail-oriented and results-oriented with a desire to learn and support new technologies and processes.
  • Strong analytical and organizational skills with the ability to set priorities, manage multiple projects, and meet deadlines.
